Sabbatical or Short Term Stays
Home exchange for Corporate Executives, and Academics. When on sabbatical you might be leaving your home for a few weeks or several months. Wouldn’t it be helpful to find tenants that are carefully screened to look after your house rather than leave it unoccupied? Our goal is to find responsible tenants who will pay a reasonable rate while you are away looking for a short term stay.
We provide computerized accounting services including: direct deposit of your monthly owner draw, monthly vendor payment management, yearly property tax payment, monthly statements, accurate and detailed invoices for expenses sent directly to your email, W-9 prepared on time and accurately for your rental property.
Regular Property Inspections
Property maintenance updates on a monthly basis. Interior inspections annually. We perform detailed documentation of the interior and exterior of the home, including photos.
Accurate billing, rent is due on the first of each month. Late fees and proper notices are submitted in a timely manner. All management fees will be deducted from the rent and the balance of the rent will be sent to the owner on a monthly basis. We provide all our tenants with hassle free drop off.
We communicate clear expectations for tenants regarding the terms of their occupancy and prescribe consequences when terms are not being observed.
Repairs and Maintenance
Work orders organized in form formats and filed properly. After being assigned to maintenance personnel and addressed to ensure timely completion.
Competitive Management Fees:
Our competitive management fee is based on a percentage of the monthly rent, making the cost of real estate investments more affordable.
